Home Inspection Services

Stucco Inspection Protocol

Level I Stucco Inspection

Observation:

Visual observations of the Exterior of the Structure to include but not be limited to:

  • Visual evidence of efflorescence, mold, mildew or other staining on the surface of the stucco
  • Visible cracking through the stucco.
  • Presence of physical damage or any other visual irregularities.
  • Visual inspection of the stucco for compliance to manufacturer and/or stucco industry standard installation details. These details include, but are not limited to, proper termination at grade and on roof areas, presence of proper weep screed, weep ropes or vents and properly integrated flashing, presence of proper kickout flashing, window and door flashing, proper slope and flashing of concrete sills at stucco transitions and/or stucco sills, installation of appropriate backer rod and sealant around windows, doors and all other stucco terminations with a dissimilar materials, presence of proper control joints and expansion joints where appropriate.

All visual observations made at the time of the survey will be recorded with photographs and accompanied by a narrative report to be presented to the client.

Level II Stucco Inspection

Observation:

Visual observations of the Exterior of the Structure to include but not be limited to:

  • Inspect for efflorescence, mold, mildew or other staining on the surface of the stucco.
  • Inspect for cracking through the stucco.
  • Inspect the stucco for compliance to manufacturer and/or stucco industry standard installation details.

These details include, but are not limited to:

  • Proper termination at grade and on roof areas.
  • Presence of proper weep screed and properly integrated flashing
  • Presence of proper kickout flashing
  • Window and door flashing
  • Proper slope and flashing of concrete and/or stucco sills
  • Installation of appropriate backer rod and sealant around windows
  • Doors and other stucco terminations with a dissimilar materials
  • Presence of proper control joints and expansion joints where appropriate

After The Inspection

Upon completion of the inspection, all data compiled will be evaluated and transposed into a report that will detail an evaluation of any problems observed as related to the overall performance of the stucco system.

This report will include, but not be limited to:

  • Narrative report with description of problem and, if appropriate, recommended solutions
  • Photo Log
  • Elevation photos, with moisture readings.

EIFS INSPECTIONS

Exterior Insulation and Finish Systems (EIFS) is commonly referred to as synthetic stucco or Dryvit. Our inspection services have been established through knowledge gained from our years of experience, and by utilizing the various standards and protocols developed by other industry experts, including such organizations as, the Exterior Design Institute (EDI).

Some of these methods may be more invasive than others and some are non-invasive. They include a thorough visual inspection and various types of meters that can measure the moisture content of the building components behind the exterior.

Independent third-party inspections are in the best interest of ALL parties involved, including homeowners, building owners, general contractors, sub-contractors, code officials and even EIFS applicators. The purpose of these inspections is to assure that the exterior cladding system is installed in compliance with manufacturers’ recommended details and specifications.

It is imperative that all of the components of the structure that interface with the EIFS system be properly designed and installed to prevent moisture intrusion and the potential resulting damage.

Pre-Listing / Seller’s Inspection

Before you list your home on the market, make sure it’s in good shape! Getting a Seller’s Inspection in advance is the best way to do that. We’ll conduct the same inspection we do for buyers, which will give you a good grasp on what price to ask.

New Construction

You’re bought a brand-new house, but did the builder do everything properly? We’ll go through the house with a fine-toothed comb to make sure it’s what you’ve paid for. Any issues are reported to you immediately.

11-Month / Builder’s Warranty

The first year in your new home will be over before you know it. Take advantage of your Builder’s Warranty by having us do an inspection during the 11th month. This will give you enough time to make a claim, if necessary.

Home Maintenance Inspection

An inspection service isn’t a one-and-done procedure. Instead, it’s best to schedule regular Home Maintenance Inspections. We’ll check your home’s systems and report back about any issues/pending issues.

Re-Inspections

Before you sign off on everything, have us Re-Inspect your home. This will give you peace of mind, especially because we’ll check the home repair addendum. It also gives us one last chance to find anything else that’s gone wrong in the interim.

Water Testing

Is the water coming out of your pipes dangerous to drink? We’ll take a sample and have it professionally tested! This will answer your question and give you peace of mind.

Mold Testing

Getting sick just by being at home isn’t fun. Fortunately, we offer Mold Testing, which will root out any issues with mold in your home. Keep in mind that if you’re a seller, getting a mold inspection is very important, as it could avoid legal issues.
